Acceptance of new houses &mdash& mdash; Key points of house inspection

after getting the house, many people don't know how to accept it. Some people think that the quality inspection station has accepted it, and the owner's acceptance is unnecessary. In fact, in many cases, you have to get the house if you check it or not. If you find problems before signing, it will be more convenient for you to hold the developer accountable. As a layman, how to check and accept the house? Of course, the items listed here play a role in the acceptance of any type of house, including the acceptance of commercial offices:

1. Check water and electricity

first, check whether the water and electricity of the house are connected. Of course, for some advanced decoration, most of the water and electricity will be replaced later, so sometimes these contents are not critical, but if you do not plan to replace the water and electricity, then these things must be carefully checked and accepted

in addition to checking whether the wire is powered on, it mainly depends on whether the wire meets the national standard quality. Then is whether the cross-sectional area of the wire meets the requirements. Generally speaking, the wire at home should not be less than 2.5 square meters, and the air-conditioning wire should reach 4 square meters. Otherwise, when using air-conditioning, it is easy to overheat and soften. Of course, this is an ideal configuration. Most civil engineering wires will be one grade worse

2. Look at the wall

I don't know when to start, looking at the wall has become the primary problem of House acceptance. In fact, even the houses built in the 1980s are not as fragile as those now. I've seen the most serious house. I found water seepage in the windows on rainy days. When I asked, I knew that the walls under all the windows of the whole building were leaking. When a typhoon comes, it's even more frightening. What's more surprising is that this building was built by the land and Resources Bureau of a district. It's really terrible. Therefore, it is best to inspect this before the house is handed over and the next day after heavy rain. At this time, if there is a problem with the wall, it is almost impossible to hide

in addition to water seepage, there is another problem in the wall, that is, whether the wall is cracked. A friend once reported that there was a door shaped crack in his home. Later, after questioning the developer, he learned that it was the elevator cargo port left during construction. Later, when it was sealed and repaired, it was handled carelessly, resulting in future problems

3. Check waterproof

the waterproof mentioned here refers to the waterproof of kitchen and bathroom. Of course, some of the houses delivered at present have been declared not to be waterproof in advance, so they need to be decorated. If the waterproof has been made at the time of delivery, we have to verify whether the waterproof is done well. If you don't try it before decoration, you will find water leakage when you finish decoration, and the maintenance project will be large. You have to dismantle the newly decorated ground to make a new waterproof layer. The way to check and accept the waterproof is to make a sill with cement mortar to block the door of the toilet, then cover the sewage/water outlet with a plastic bag, and then tie it up, and then drain water in the toilet, which is shallow (about 2cm high). Then make an appointment with the owner downstairs to check the ceiling of his toilet 24 hours later. The main leakage positions are: direct leakage of the floor; The contact between the pipe and the floor

4. Inspection pipeline

the pipeline referred to here refers to the drainage/sewage pipeline. Especially for sewage outlets such as balconies, when checking and accepting, take a water container in advance, and then pour water into the drain. See if the water flows away smoothly. Why should we check and accept this? Because some workers often " Steal "e; This job. Pour some cement slag into the drainage pipe and flow away. If the cement is sticky, it will be blocked at the elbow, causing difficulties in drainage

there is another case, but it has nothing to do with acceptance. That is to see whether the sewage pipe has a water storage and odor prevention elbow. According to experience, if there is no water storage and odor proof elbow in the sewage pipe, the overall housing quality will have to be given a 12 point spirit. Why does the sewage pipe need this elbow, because the elbow will store water, so the odor from the lower pipe will be blocked under this layer. Without elbows, the drains of laundry rooms and toilets will emit a peculiar smell. Some developers may think that the odor proof floor drain is enough. The practice of the project has proved that the odor proof floor drain is far from meeting the actual needs. It is precisely because of this small place that the construction quality of builders is often best reflected. Home improvement website
